When a client is purchasing they will agree a price with the Selling Agent who will then look for a Booking deposit. Once the Booking Deposit is paid the client will be asked to nominate a solicitor to act in the purchase. If you are thinking of purchasing we would advise that you contact our offices prior to making an offer so that we can give general advice without any obligation. Once the deposit is paid the seller’s (Vendor’s) solicitors will forward Contracts to our offices for examination. If there is a loan involved it will be necessary to nominate our firm with the Lending Institution. Once Contracts and Loan Documents are in order a meeting will be arranged in the offices at a mutually convenient time to go over the Contract and Loan Documentation and to pay the balance of the 10% contractual deposit. A Closing Date will be agreed and all aspects of the purchase will be discussed.

 

At the closing of the purchase the seller’s solicitors will hand over the Title Documents in exchange for the balance of purchase monies. Law searches will be carried out to ensure that there are no judgements or mortgages registered against the property and if the searches are clear and the paperwork is in order the selling agents will be instructed to release the keys.

 

After completion of your purchase the Transfer Deed is stamped with The Revenue Commissioners and lodged for Registration. Once Registration has been completed the Title Deeds will be forwarded either to the Lending institution as security for the loan or alternatively if no loan is involved directly to the buyers.
