We can offer general advice in regard to local agents, the vast majority of which we have a good working relationship with. We can arrange for the Title Documents to be taken up from your Lending Institution without obligation and we can also advise as to what documentation needs to be put in place to enable us to prepare a Contract for Sale such as the BER Certification, Property Registration Authority compliant map, Architect’s Certification, Local Property Tax Receipts, NPPR Discharges, Matrimonial Papers. The most important criteria is to ensure that when a buyer for the property is found we are in a position to immediately issue Contracts and all required documentation is in order.

There can be delays in excess of four weeks in accessing Title Documentation from some lending institutions so early authorisation is invaluable. We will draft contract documentation without obligation and if a sale is not agreed no professional fee is required.

Regrettably when buying or selling there are matters outside our control however our experienced Conveyancing Team will use every endeavour to resolve any issues and keep our clients updated.
